Rental Qualification
Standards & Application Guidelines

Thank you for considering us in the search for your future residence.  After reading these standards and
guidelines, please contact us prior to applying should you have any questions. If you plan on applying online, you must pay application fee and fax/email email the supporting documents.

Application Guidelines

  1. Each person 18 years of age and older in the household will need to fill out a complete application- and submit a non-refundable application fee of $30 per adult or $40 married couple. The application will not be considered with missing or false information. To ensure proper processing of application, the following must be provided and photocopied for each applicant: a government-issued photo identification, proof of income, and a $500 deposit on most properties. Application deposit will be refunded in its entirety if denied.

  2. The application process should take 1 to 2 business days provided all information is complete and references respond in a timely manner.
  3. A full application deposit may be submitted at the time of application, but will not be deposited until the applicant(s) are approved. A receipt will be given recognizing the application deposit and the terms on which the rental will be held for the applicant. Once application is approved, this application deposit is non-refundable, but will transfer to the security & cleaning deposit upon move in. Ordinarily a residence will not be held without an application deposit.
  4. After approval, all lease documents should be signed on or before original date of move in with first month’s rent paid in full, & any balance owed on security deposit. We will make an appointment to sign lease and go over all information needed to move in. Proof of Utilities turned on will also be required at time of movein.

Pet Policy:

$250 Per Pet Deposit Required. Maximum of 3 pets. No Pits or Rottweilers allowed at any of our complexes. At our
individual homes, it will be approved on a case by case bases.

 

Qualifying & Disqualifying Guidelines

  1. Monthly Income- Two times the amount of rent and having been maintained for at least 60 days prior to application. Proof of earnings from social security child support, alimony, and/or spousal support must be documented. Unverifiable income cannot be considered.
    1. Applicants on housing: Total monthly income of all applicants must be 3 times their portion of the monthly rent.
  2. Employment History- At least sixty (60) consecutive days at present employment.
  3. Credit Report- No outstanding electric, water, and/or gas bills on credit report. Only exception of charged off accounts will be considered. No judgments from past landlords within past 5yrs. No balances owed to past landlords in the last 3yrs.
  4. Positive Rental History- At least twelve (12) of verifiable rental history in good standing. Good standing constitutes as completion of lease, notice to vacate per lease agreement, no balance owed, no damages, no lease violations, no evictions, and payments made on time consistently. Any past or current residences that was owned or managed by a relative will not be considered as sufficient rental history. If this type of residence is your complete rental history, you will be classified as a first time renter and subject to adverse action guidelines as a first time renter.Criminal- Criminal conviction or arrest (by any member of the household) of any of the following offenses and/or offenses within the same category in the eyes of the law.

Exceptions to standards- Adverse Action Options

Sometimes due to extenuating circumstances, exception in one area of the above standards may be considered, often with some “adverse action” being required.  For instance, an applicant does not have sufficient rental history, they may be required to pay
at least a double deposit and subject to pay two (2) months to twelve (12) months in advance at management’s discretion or a legal guardian may be put on as a lease holder with applicant, if applicant is a full-time student (student must provide proof of enrollment). Please reveal any information that may not meet standards prior to us
having us run your application.  It is frustrating and expensive for everyone to go through the entire process only
to realize that an important standard is not met and no adverse action option can be taken to overcome it.
